An In-Depth Look At The Design/Build Process
Design/Build is the process that can take your home remodeling project from conception through completion with one company. This process can minimize both your stress and time spent overseeing the project as well as overall costs. It has been most frequently used in the Commercial Construction industry in the past, but over the past decade it has grown in popularity among Residential Remodelers and their clients. Today it is fast becoming the new standard in Residential Remodeling and Construction and Burgin Construction has chosen to join in this revolutionary concept to provide our clients with the best products, workmanship and service in the industry.
Choosing to hire a separate general contractor, designer and architect may seem like a good way to save money however the lack of communication between the parties often ends up costing you more in the long run through plan and design changes, change orders and time dealing with these issues. With a Design/Build firm such as Burgin Construction, you have the benefit of Design Professionals, Architects, Engineers and a general contractor working together and communicating effectively to give you the best quality project within your investment range.
The advantages of the Design/Build approach are most often found in the planning of your project. Your entire project is planned with your budget as well as your desires in mind. Our design professionals will assist you in creating a plan for your home that will meet your needs as well as your budget.
They can assist you in everything from the conception to selection of materials and coordinate with us and the Architect to ensure that the lines of communication are always kept open.
Another advantage of our process is that your responsibilities are clearly and logically defined early in our relationship, making it easier for you to keep track of your obligations (such as visiting showrooms to choose products) and relieving you of the responsibility for tasks you will not want to do (such as supervising subcontractors onsite).
Our process generally consists of four main steps to provide you with the best planning and construction in the industry:
In Step 1 we focus on what you need, what you want and what you can afford. Your Consultant will discuss with you your desires and the functional needs of the space in question. He will also discuss your proposed investment range and compare what you want to spend to proposed costs for the project. Based on these considerations we will establish a budget range and a ballpark estimate for your project.
In Step 2 we will begin the Design process. After agreeing to proceed with the design portion of your project we will provide you with a Design Agreement. Once signed, your Consultant and/or Design Professional will review your ideas, take onsite measurements, review permit requirements, develop preliminary drawings and plans, revise and narrow your project estimate, schedule subcontractors to review the project and handle other design/planning items as needed. As this part of the process comes to a close you will begin making material selections with the assistance of your Design Professional.
In Step 3 you will be provided with a fixed price quotation for your project as well as a Home Improvement Contract with detailed work information and a progress payment schedule.
Step 4 brings us to the beginning of your actual construction project. At this time you will be assigned and meet with a Project Manager who will oversee your construction from start to finish. He will be your one point of contact for any questions or concerns regarding your project and will meet with you regularly to ensure that you are kept up-to-date on the progress as well as address any issues that may arise.
